Epoxy Floor Paint vs. Epoxy Floor Coatings: Choosing the Best Floor for Your Facility

Epoxy Paint vs. Coating

Florock Epoxy Novolac Floor Coating System possesses exceptional resistance to acids and alkalis.

When looking into the various solutions for industrial, commercial or institutional facility floors, you’ll likely run across epoxy floor paint offerings that, at first glance, appear to be a great DIY idea. The low cost product and self-install instructions that accompany floor paint can make it seem like an easy fix. So, how are epoxy floor paints different from professionally installed epoxy floor coatings?

Differentiating Epoxy Floor Paints and Epoxy Floor Coatings

Epoxy floor paints and epoxy floor coatings, though similar-sounding, are two very different animals. Industrial-grade, high performance epoxy floor coatings typically contain 100% epoxy resin, providing superior durability, chemical and abrasion resistance, moisture tolerance, long-term slip-resistance and many other special characteristics. They tend to be multi-layered systems that are installed over mechanically prepared, shot-blasted or diamond ground concrete slabs. As such, properly selected and installed epoxy floor coatings possess incredible bond strength and long-term adhesion to the substrate, and perform over the long term, even in extreme facility environments.

In contrast, epoxy floor paint is typically a latex-acrylic blend similar to wall paint with just a small amount of epoxy resin added. This type of DIY paint is often a version of “house and deck enamel” and is not intended for commercial facility traffic. It generally requires no substrate preparation other than washing the floor and as such, has a very tenuous bond compared to industrial grade epoxy floor coating systems. Epoxy floor paint is designed for light duty and not expected to endure heavy foot and cart traffic, chemical exposure, frequent cleaning or abrasion. So which is best for your facility’s requirements?

Epoxy Floor Coatings – The Long-Term Solutions

Epoxy floor coatings are designed to last. A professionally installed, industrial grade floor coating system, such as those offered by Florock, have long life cycles — cutting edge technology and years of expertise is utilized to formulate, manufacture and install highly durable solutions capable of withstanding high levels of traffic, chemical exposure, and a plethora of other harsh conditions.

The process of installing epoxy floor coating systems is both an art and a science, involving detailed substrate evaluation and preparation, application of the right primer, midcoat(s), topcoats and optional aggregate blends. Today’s epoxy floor coating installation is greatly accelerated to accommodate facility needs and compressed construction schedules. The result is a non-slip, non-porous surface, designed to meet each facility’s unique requirements, such as heavy loads, abrasion resistance, extreme temperature shifts and even designer aesthetics.

Avoiding Imposter Flooring Solutions

Don’t be fooled by products described as epoxy floor paint. These lighter duty products invariably contain very little epoxy resin, such that you may not be getting a “true” epoxy product. Self-install DIY epoxy floor paint may be a good option for an infrequently accessed residential floor, but is not designed to perform in a commercial, industrial or institutional setting.
